Frequently Asked Questions
When is construction starting? How long will it take?
The development team hopes to begin construction in 2026. We anticipate construction will last 16 months and the apartments will be ready for residents in early 2028. It is important to note that this timeline depends on many factors not completely within our control, such as construction contracting and financing timelines. We will update these projections if necessary.
How many units are there?
This development will have fifty-one (51) units ranging from one bedroom to three-bedroom apartments. There will be a total thirty-one (31) one-bedroom units, sixteen (16) two-bedroom units, and four (4) three-bedroom units.
Who can live at this development?
What are the restrictions and what will rent be?
While the resident eligibility criteria are still being formulated and will be subject to approval per state and federal housing regulations, the general expectation is that these homes will be available to households where at least one person lives with a physical disability or mobility impairment. These apartments will be available for a variety of households, ranging from those earning 30% of the area’s median income (AMI) to those earning up to 60% of the area’s median income. The income restrictions are subject to change depending on input that the development team receives from MaineHousing and other funders on this project. The table below provides a preliminary breakdown of unit affordability and the approximate ranges of rent:
Unit | Units | Estimated |
1BR | 11 | $600 |
1BR | 20 | $1300 |
2BR | 16 | $1600 |
3BR | 4 | $1800 |
Will there be parking at this development?
There will be fifty-one (51) surface level parking spaces in a dedicated parking lot for this development. Of the fifty-one (51) parking spots, twenty-nine (29) will be ADA accessible, six (6) will be van accessible, and the remaining sixteen (16) will be standard parking spots. This property will be located near the center of the evolving Scarborough Downs “town center,” so some public street parking will be available as well and there will be public transportation options.
How do we get on a waiting list?
An official waiting list has not yet been established. Once this development is under construction, the development team will work with the management company to create a waiting list and application process. Depending on demand, there may be a lottery.
